Recently I photographed this new listing in Lynnwood, WA for agent Paul Johnson of Signature Properties NW. He had spent the winter personally overseeing the renovation of this property and the results were impressive. Built in 1958, this home underwent a remodel project that included installing new vinyl flooring throughout, bathroom tile, all new cabinetry in the bathrooms and kitchens, new roof, epoxy garage floor, new doors, drywall repair, new appliances, and interior/exterior repainting. The 3BR, 2BA 1648 square-foot ranch home sits on a .28 acre lot in a quiet cul-de-sac bordering Edmonds College and Lynnwood Municipal Golf Course.
Photography was done with primarily ambient long exposure with a single rear-curtain strobe pop using a single AD-200. For exteriors I used the Sigma 24-70 2.8 Art and the Sony 16-35 2.8 GM. Drone shots were with the Mavic 2 Pro. Interior primarily shot with Sony 16-35 2.8 GM but also some use of the Canon TSE 17mm. Kitchen and bathroom shots were composed by raising column of tripod to maximum height and then shifting the TSE 17 down mechanically in order to create a forced perspective of the counter surfaces and cabinets while maintaining plum vertical lines.

When it comes to showcasing Seattle properties, first impressions are everything. As a real estate agent, you know the power of stunning visuals to attract potential buyers. That’s where twilight photography comes in, adding a touch of magic and allure to your listings.
At Photos in the House, we specialize in crafting breathtaking twilight photographs that showcase the beauty and ambiance of Seattle homes. Twilight, that magical hour after sunset, offers a unique opportunity to capture properties bathed in soft, warm light, creating an inviting and captivating atmosphere.
Why Choose Twilight Photography?
Enhanced Curb Appeal: Twilight photography transforms ordinary exteriors into mesmerizing scenes. The soft glow of lights against the darkening sky adds a touch of drama and warmth, highlighting architectural features and landscaping.
Elevated Interiors: Interior shots taken during twilight benefit from balanced natural light and interior lighting, creating a harmonious blend that showcases the space’s warmth and comfort.
Distinctive Atmosphere: Twilight photography evokes a sense of tranquility and sophistication, setting your listings apart from the competition.

In the world of real estate photography, twilight is king. That magical hour just after sunset, when the sky erupts in fiery hues and the warm glow of interior lights beckons, holds undeniable allure. But capturing this fleeting moment isn’t always possible. That’s where the debate arises: shoot during the actual golden hour or recreate it with virtual twilight techniques?
Let’s compare and contrast using two stunning examples:
Image 1: Embracing the Mountain Sunset
This captivating photograph, taken during the actual “golden hour,” evokes a sense of peace, tranquility, and connection with nature.
[Insert Image 1 here]
Emotions: The blend of vibrant oranges and soft purples in the sky, juxtaposed against the warm glow emanating from the house, creates a sense of awe and wonder.
Lifestyle: The image speaks to potential buyers’ aspirations for escape, luxury, and a sense of community. It’s not just a house; it’s a dream lifestyle.
Image 2: The Allure of a Winter Twilight
This image, also captured at sunset, showcases a different kind of magic—a cozy winter evening bathed in the soft glow of twilight.
[Insert Image 2 here]
Authenticity: The gradient of colors in the sky, the way the light falls on the snow and reflects off the wet driveway, all contribute to a level of realism that’s hard to replicate artificially.
Storytelling: The presence of snow adds a layer of context, painting a picture of cozy winter evenings spent in this beautiful home.
The Pros and Cons of Virtual Twilight:
While capturing the actual sunset is ideal, it’s not always feasible due to weather or scheduling constraints. This is where the magic of photo editing comes in. Virtual twilight techniques allow photographers to transform daytime photos into captivating twilight scenes. By adjusting lighting, enhancing colors, and adding realistic sky overlays, they can create a similar emotional impact.
However, there are trade-offs:
Realism: Authentic twilight photos often possess a unique sense of serenity and tranquility that’s difficult to recreate artificially.
Nuances of Light: Virtual twilight might not perfectly match the ambient light on the property, and it can be challenging to accurately replicate the natural direction and intensity of twilight light in post-processing.
Photos in the House: Your Vision, Our Expertise
At Photos in the House, we understand the power of visual storytelling in real estate. We don’t just take pictures; we create narratives that connect with potential buyers on an emotional level. Whether capturing the magic of the golden hour or crafting a stunning virtual twilight, we strive to showcase your property in its best light.

In the competitive Seattle real estate market, captivating property listings are essential to attract potential buyers. One often overlooked but highly effective technique is utilizing twilight exterior photographs. In this blog post, we’ll explore how these magical moments between day and night can elevate your Seattle condo listings and enhance their appeal. As a professional real estate photography company, you’ll want to make twilight photography a primary focus for your clients.
The Enchanting Twilight Hour
Twilight—the brief period after sunset and before complete darkness—creates a unique ambiance that can’t be replicated during the day. Here’s why twilight exterior photographs are a game-changer:
1. Golden Hour Glow
During twilight, the sun’s warm hues cast a golden glow on buildings, trees, and landscapes. This soft, diffused light adds warmth and depth to your exterior shots.
Seattle’s iconic skyline against a backdrop of pink and orange hues is a sight to behold. Capture this magic in your Seattle condo listings.
2. Balancing Interior and Exterior
Twilight photography allows you to balance interior and exterior lighting. The warm interior lights complement the fading natural light outside, creating a harmonious blend.
Showcase the cozy interiors of your condos while highlighting the stunning views beyond the windows.
3. Emphasizing Architectural Details
Shadows become softer during twilight, emphasizing architectural features like balconies, windows, and rooflines.
Use this opportunity to showcase unique design elements that set your condos apart.
Capturing the Perfect Shot
As a real estate photographer, follow these tips to create captivating twilight exterior photographs:
1. Timing Matters
Arrive at the property well before twilight to set up your equipment.
Capture the transition from day to night—the moment when the sky still holds color but the city lights begin to twinkle.
2. Stabilize Your Camera
Use a tripod to keep your camera steady during longer exposures.
A stable shot ensures sharpness and clarity in your images.
3. Choose the Right Angle
Experiment with different angles to find the most flattering view of the building.
Consider shooting from across the street or from a nearby park to capture the entire façade.
4. Highlight Outdoor Spaces
If the condo has a balcony, terrace, or garden, showcase it during twilight.
String lights or lanterns add a cozy touch to outdoor areas.
Conclusion
Incorporating twilight exterior photographs into your Seattle condo listings can make a significant impact. Buyers are drawn to the enchanting glow, the promise of cozy evenings, and the architectural beauty that comes alive during this magical hour. As a professional real estate photography company, prioritize twilight shots as your primary exterior photographs—it’s a winning strategy for selling condos in the Emerald City.
When it comes to capturing stunning interior spaces for real estate listings, choosing the right photography method is crucial. In this blog post, we’ll explore two popular techniques: strobe/flash photography and HDR (High Dynamic Range) photography. Each method has its own strengths and weaknesses, so let’s dive into the details.
1. Strobe/Flash Photography
How It Works
Strobe or flash photography involves using external light sources (such as speedlights or studio strobes) to illuminate the scene. Here’s how it works:
Off-Camera Lighting: The photographer strategically places strobes or flashes around the room to create even illumination. These lights are triggered remotely, allowing precise control over the lighting direction and intensity.
Balancing Ambient Light: Strobes are used to balance the natural ambient light with artificial light. This technique ensures that both bright and shadowed areas are well-exposed.
Multiple Exposures: In some cases, multiple exposures are taken with different lighting setups and then blended in post-processing to achieve optimal results.
Pros:
Controlled Lighting: Strobes allow precise control over light placement and intensity.
Reduced Glare: Strobes minimize reflections on glossy surfaces like countertops and mirrors.
Crisp Details: Strobes capture sharp details and textures.
Cons:
Setup Time: Setting up strobes can be time-consuming, especially for large spaces.
Equipment Cost: Quality strobes and triggers can be expensive.
Learning Curve: Properly using strobes requires technical expertise.
2. HDR Photography
How It Works
HDR photography combines multiple exposures taken at different exposure levels (bracketing). Here’s the process:
Bracketed Shots: The photographer captures a series of images at varying exposure settings—typically underexposed, properly exposed, and overexposed.
Post-Processing: These bracketed shots are merged using specialized software to create a single image with a wide dynamic range. The result is an image that retains details in both highlights and shadows.
Tone Mapping: Tone mapping techniques are applied to enhance contrast and color balance.
Pros:
Efficiency: HDR reduces the need for additional lighting equipment.
Natural Look: HDR images often appear more natural and true to what the human eye sees.
Quick Workflow: Once you’ve mastered the process, creating HDR images becomes faster.
Cons:
Artifacts: Poorly processed HDR images can exhibit halos and unnatural color shifts.
Flat Lighting: HDR may lack the depth and dimension of strobe-lit photos.
Limited Control: You have less control over specific lighting areas compared to strobes.
Conclusion
Both strobe/flash photography and HDR photography have their place in real estate photography. Consider your budget, time constraints, and desired aesthetic when choosing the right method. For well-lit, detailed interiors, strobes excel. For efficiency and a natural look, HDR is a solid choice. Ultimately, the best approach depends on your specific project and artistic vision.

In the competitive Washington real estate market, the presentation of your listing can make all the difference. As a Seattle area real estate photographer, I’ve seen firsthand how properties that shine online capture attention and drive sales. Here’s why preparing your property with professional staging and photography is essential for success.
The Impact of Professional Staging
Staging isn’t just about making a home look pretty; it’s a strategic marketing tool. In the bustling Washington real estate market, buyers often make decisions based on online listings—before they ever step foot inside a property. Staging your listing to highlight its best features can:
Enhance perceived value: Well-staged homes appear more cared for, which can translate to higher offers.
Speed up the sale process: A visually appealing listing is more likely to sell quickly, reducing days on market.
Attract a broader audience: A neutral and inviting space allows potential buyers to envision themselves in the home.
The Power of Professional Real Estate Photography
High-quality photos are the cornerstone of any effective real estate listing. As a Seattle area real estate photographer, I understand the nuances of capturing a property in its best light. Investing in professional photography ensures:
First impressions count: Listings with professional photos receive more online views and generate more interest.
Details matter: Professional photographers know how to showcase the unique features of your property.
Emotional connection: Beautiful images create an emotional response, drawing buyers in and making them fall in love with a property.
Preparing for Your Photo Shoot
To get the best value from a professional real estate photographer, preparation is key. Before the photo shoot appointment, ensure the property is staged to perfection. This means decluttering, deep cleaning, and arranging furniture to maximize space and flow. Remember, the camera sees everything, so even small details can have a big impact.
The Persuasive Argument for Agents
For real estate agents looking to become successful and attract new clients, the combination of home staging and professional real estate photography is non-negotiable. It’s a powerful one-two punch that can:
Set you apart: In a sea of listings, those with professional staging and photography stand out.
Build your brand: Consistently presenting beautifully staged and photographed properties enhances your reputation.
Drive results: Ultimately, the goal is to sell properties. Staging and photography are proven to help achieve that goal faster and at a better price.
In conclusion, whether you’re an agent in the Seattle area or part of the broader Washington real estate market, remember that the visual presentation of your listings is paramount. By partnering with a skilled real estate photographer and investing in professional staging, you’re not just selling a property; you’re selling a dream. And that’s what turns browsers into buyers.
